Preventative Home Maintenance and You

July 9, 2019 | Blog

As an HVAC owner, it’s important to perform regular preventative maintenance in addition to yearly check-ups from your AC company. At-home maintenance will keep your system running efficiently, economically and prolong the life of your HVAC. Keep reading to learn some preventative maintenance suggestions from the professionals at Lee’s Air.

Tip #1: Change Your Air Filters Regularly

Regularly changing the air filters in your home will keep your system running more efficiently. Change your air filters about every three months if you do not have animals – or every two months if you do. In addition, wipe and clean both your return grates and vents for optimum airflow throughout your system. Take it one step further by inspecting your air ducts for holes that could leak air or anything that could restrict airflow.

Tip #2: Inspect Your Unit’s Evaporator Coils

Look inside the panel of your indoor unit to inspect your evaporator coils. Clear them of dust and debris that could limit the heat they absorb. Making sure your evaporator coils are clean, which ensures your air is as cool as it can get and keeps your system from freezing. While inside, clean your drip pan to prevent clogging to make sure there’s no mold growth. Pour a cup of bleach down your drain line and pipe to keep mold from growing, and use a wet/dry vac to clean and unclog them.

Tip #3: Clear Your HVAC Compressor of Debris

Since your HVAC’s compressor is outdoors, preventative maintenance is especially important. Make sure that your outdoor unit is free of leaves and debris both inside and out. Be sure to turn your system off before opening the fan cage. Once you’ve cleaned the interior, use a gentle stream hose to remove dirt from your unit’s fins. Bent fins that restrict airflow and efficiency can be corrected with a fin comb.

Preventative, at-home maintenance is essential to prolong the life of your HVAC and know it’s working efficiently. Check your AC unit regularly and listen for unusual sounds that could indicate something is wrong.
